How the Mortgage Broker Prepares

Title Requests

Submit a title request as early as possible in the process to allow the attorney's office adequate time to research the title and and prepare the title commitment.

  • ORDER ONLINE - Order a title request by clicking here! Your order will be handled by our title coordinator and you will receive an email confirmation of your order.
  • When submitting a title request for a purchase, please provide a copy of the signed contract. If it is for a refinance, please provide payoff information.  Mortgagee clause, loan amount and hazard insurance should be provided for all closings.
  • Once title has been received and we have the lender and loan amount, we will forward a title commitment and appropriate documentation that will summarize the title search and any issues that need to be addressed prior to the closing.

Schedule the closing

Work with your pre-closer to coordinate a time that works with all parties including the lender.

  • Purchases are scheduled for 1 hour blocks, refinances for 30 minute blocks, and 1st and 2nd mortgages are scheduled in 1.5 hour blocks.
  • Closings will typically be scheduled between 9:30 a.m. and 5:00 p.m.  Arrangements can be made ahead of time to accommodate other schedules as needed.  Please contact your pre-closer to arrange for these special situations.

Review and approve the HUD-1 Statement

Once we receive the lender's package, we will provide you with the HUD-1 Statement for your review.  Please make sure to review it for accuracy and notify your closer of any issues or concerns prior to the closing.  This will help us to ensure a smooth closing.
